Design Build
Step 4 - guaranteed maximum price (GMP)

All too often, churches come to us with plans they can’t afford to build. CharestCorp strives to be the advocate of the church by staying within budget from the very beginning. Our design build team partners with audio/visual, structural, mechanical, plumbing and electrical engineers, as well as landscape architects and interior designers to ensure that we can finalize your budget documents for all financing requirements at this time. We then create construction documents and provide you with a Guaranteed Maximum Price for your project.
In the design build approach, the design builder must warrant to the client that all documents are complete and free from error. The Guaranteed Maximum Price is used to give lenders an accurate cost breakdown from which they can base their lending. Using subcontractors who are familiar with the integrated approach of design build, the team works diligently to value engineer the project from the beginning of design. They investigate alternate construction ideas, which are implemented throughout the construction process. This provides the highest cost savings and the greatest value to the customer.
The Guaranteed Maximum Price is presented to the Client for final approval and acceptance prior to the beginning of construction.
